Smita Nair, Head of International Sales at BNW Developments, discussed the resilience of UAE’s luxury real estate market amid recent geopolitical tensions. She clarified misconceptions about Dubai’s safety, stating, ‘Burj Khalifa is still standing’ and reassured that the situation ‘is not as bad as is shown in some of the Indian media.’ Nair highlighted that B&W has become one of the largest private real estate developers in UAE in under three years, with a gross development value of 32 billion dirhams. She noted two major trends: waterfront luxury properties and branded residences, with projects featuring brands like Taj, Radisson, and Tonino Lamborghini. Despite recent market uncertainty, Nair reported strong demand, particularly from Indian investors who comprise 40 per cent of B&W’s buyer base. She emphasized that 80 per cent cash transaction volumes demonstrate investor confidence in UAE’s growth story. Nair also revealed that B&W introduced flexible payment plans and provided accommodation and support to stranded individuals during the crisis.
